San Pedro del Pinatar and Lo Pagán: why more and more Europeans choose this area for their second home

If you have arrived at this article, you are probably already familiar with San Pedro del Pinatar and Lo Pagán — or you are considering buying a property there. Either way, you are not alone.

In recent years, this corner of the Costa Cálida has become one of the most sought-after destinations for second homes among European buyers, particularly from Germany, the United Kingdom, the Netherlands, Belgium and the Nordic countries.

Why? The reasons are more concrete than you might think.

The Mar Menor: a unique natural asset

San Pedro del Pinatar sits at the northern tip of the Mar Menor, the largest saltwater lagoon in Europe. Its calm, shallow, warm waters make it ideal for swimming, sailing and water sports — and for families with children or older adults who prefer gentler conditions than the open sea.

The lagoon's therapeutic properties, linked to its high salt content and the nearby salt flats, have attracted visitors for decades. The mud baths of Lo Pagán are famous throughout Europe.

Climate: 300 days of sunshine a year

The Costa Cálida lives up to its name. San Pedro del Pinatar enjoys one of the mildest climates in Spain, with very hot summers, warm springs and autumns, and mild winters that rarely see temperatures drop below 10°C.

For owners from northern Europe, this means a property that can be enjoyed for a much longer season than in other Mediterranean destinations — and lower heating costs in winter.

Prices: still competitive

Compared with other popular second-home destinations on the Spanish coast — the Costa del Sol, Ibiza, the Costa Blanca south — San Pedro del Pinatar and Lo Pagán still offer good value for money.

It is possible to find quality apartments with sea or lagoon views at prices that would be unthinkable in more saturated markets. This makes the area attractive both for personal use and as an investment.

Connections: easier than you think

Murcia-Corvera International Airport, located about 30 minutes from San Pedro del Pinatar, has direct connections to numerous European cities. Alicante Airport, about an hour away, offers even more routes.

For many European owners, the journey from their home country to their Costa Cálida property takes less than three hours door to door.

The challenge: managing a property from a distance

All these advantages come with a practical challenge that every non-resident owner faces: how do you look after a property that is hundreds or thousands of kilometres away for most of the year?

Who checks that everything is in order when you are not there? Who coordinates repairs? Who prepares the house before your arrival?

At Devor Home Care we have been helping European owners manage their properties in Costa Cálida (Region of Murcia) and Orihuela Costa (Alicante) from a distance for years. Our monthly supervision service — from €30 per month — gives you the peace of mind of knowing that your property is in good hands throughout the year.

If you have a second home in San Pedro del Pinatar, Lo Pagán, Orihuela Costa or any municipality in Costa Cálida, we would be delighted to tell you how we can help.
