Owning a second home in Costa Cálida or Orihuela Costa is not exclusive to foreign property owners. Many Spanish people who live in Madrid, Barcelona, Valencia, Bilbao or Zaragoza have a property in Murcia or Alicante that they use in summer, at Easter or during long weekends.

The problem is the same as for any non-resident owner: the property is left alone for the rest of the year. And even if you are in Spain, a 400 or 500-kilometre trip to check a leak or let in a technician is no small matter.

Distance in kilometres is also a problem

When we talk about non-resident owners, we tend to think of Germans, Belgians or British people flying in from northern Europe. But the reality is that a significant proportion of second-home owners in Costa Cálida live in other Spanish cities.

And for them, distance works in exactly the same way:

  • You cannot go and check the property every time there is a storm.
  • You cannot be there when the air conditioning technician or plumber comes.
  • You do not find out about damp on a wall until you arrive in August and it has already become a serious problem.
  • If there is an issue with the residents' association, you need someone who can act on your behalf.

The only difference is that the flight becomes a four or five-hour car journey. The cost in time and money is different, but the underlying problem is identical.

What happens to your property while you are away

A property closed for months is not "on pause". It is exposed to a series of risks that accumulate silently:

Damp and ventilation problems

The Mediterranean has very dry summers, but winters can be humid. A closed property without ventilation accumulates moisture in walls, ceilings and wardrobes. If there is a small leak — through a deteriorated window seal, for example — it can become a structural problem within weeks.

Breakdowns in installations

Boilers, air conditioning systems and plumbing deteriorate faster when not used regularly. A pipe that has not had water flowing through it for months can become calcified. An air conditioning system without maintenance can fail just when you need it most.

Electrical problems

Power cuts, voltage surges or simply the passage of time can affect the electrical panel. If nobody checks the state of the installation periodically, you may face unpleasant surprises.

Security

A property that has shown no signs of activity for months is an easier target for burglars. It is not about causing alarm, but being realistic: the periodic presence of someone who enters, checks and leaves signs of activity is one of the best deterrents.

What you need: someone you can trust in the area

The solution is not complicated, but it does require finding the right person. You need someone who:

  • Visits your property regularly and keeps you informed of its condition.
  • Can detect problems before they become serious breakdowns.
  • Is available to receive technicians or manage incidents on your behalf.
  • Knows the area well and knows who to call when there is a problem.
